Planning Application
Next, we’ll take your sketch design and bring it to life, transforming it into all the plans and supporting documents needed for a planning application to the Council.
We’ll be your planning partners every step of the way — acting as your agent, coordinating with any specialist consultants, and pulling together any additional reports your project may need.
You can RELAX while we handle the paperwork, liaise with the Planning Case Officer, and, if required, attend Town Council or Planning Committee meetings to represent you. In short, we’ll take care of everything and guide your project confidently through the planning process.
5 Steps
Sketch Design
We take all the good stuff — from our chats, your ideas, your must-haves, and even those “wouldn’t it be amazing if…” moments — and turn them into initial sketch designs for your project.
Then comes one of our favourite parts… we sit down together and go through everything with you. We’ll talk it through, tweak it, move things around, and make sure it feels right. Love something? We’ll build on it. Not quite you? We’ll refine it.
This stage is all about making sure the design isn’t just a great idea — it’s YOUR great idea.
Survey
Next, we create existing plans of your home and site. Our in-house survey team will pop over to carefully measure everything up, making sure every detail is spot on.
First Meeting
Once you’ve filled in our online contact form or given the office a call, we’ll be in touch to arrange a feasibility meeting at your property — and that’s where the exciting part begins.
This first meeting isn’t just about plans and measurements. It’s about you. We want to hear all about how you live, what you love about your home, what isn’t working, and what you’ve always dreamed it could be. Big ideas, small details, Pinterest boards, scribbles on paper — bring it all!
Of course, we’ll also look at the practical side of things, assessing the site and exploring what’s possible. But most importantly, this stage is about getting to know you and understanding what you truly want from your home.
Once we’ve got a clear picture of your vision, along with the size and complexity of the project, we’ll review everything carefully and guide you through the next steps — with your goals leading the way.

Building Your Dream
Once planning approval is secured, we shift gears and get your project ready for construction. We’ll prepare your detailed Building Regulations drawings and arrange the necessary structural calculations, making sure every technical box is ticked and everything is ready for site. Your builder will have a clear, fully compliant roadmap to follow — no guesswork, just solid information.
And if you don’t yet have a builder, we can help with that too — introducing you to trusted professionals who are the right fit for your project. Prefer a more hands-off experience? We can step in to project manage the build for you, coordinating the team, monitoring progress, and keeping things running smoothly. From detailed drawings to the final touches on site, we’re here to keep everything moving in the right direction.
